So my wife and i recently sold our house, and closed on our new house last Friday. We needed more land, and room for the dog to run, and i wanted a shop, and i was tired of being able to see the neighbors out my front window when we were trying to eat dinner or do anything lol.

We ended up a few miles in the other direction of my work, on just under 2 acres. The house is about 200 sq/ft smaller than our last house, but it has a shop, and you cant see a single house from anywhere on the property.

The house was built in 79, and had no furnace or AC, and has electric baseboard heat, and has really never been updated. So Saturday we got to work basically gutting it other than sheetrock. We have the HVAC guy coming next week to install the ducting and the furnace and AC, the flooring guy is coming tonight, and the guys are coming to do knockdown on the ceiling next week. Other than that, we are removing a wall, painting, adding a deck off the dining room, and installing propane and all new appliances. Were also tearing down a few cabinets in the kitchen, and painting the rest of them white, and removing the "L" portion of the counter tops, and adding the kitchen island that im picking up tonight.

As far as the shop, its just an empty shell as of now. Im going to take the skidloader and dig a trench to run electric and gas (for the heat and AC) in the shop, and eventually ill get to insulating and sheet rocking once the electrical is all done, but that may be a next spring project, we will see. But as of now it gives me a place to store toys, and to work on stuff.

Quick question from a non-homeowner, why are you converting from natural gas to propane?

We dont have access to natural gas from the city there, so we are getting a large propane tank delivered to run our furnace and all our gas appliances. We have to convert them all since most of the population runs on natural gas, so thats what they are sold as :thumbsup:

Oh ok, that makes sense. I grew up way out in the country so I definitely understand that.

I was thinking the house was already set up for natural gas and you were converting to propane and I thought that it was weird to convert since I thought natural gas was a bit cheaper and you don't have to really worry about running out or setting up delivery.

Well im picking up the new fridge tonight, and last night i picked up our new center island, and this afternoon the dumpster was delivered. Time to get to cleaning up the mess!

Tomorrow i might test out the new John Deere and mow the lawn for the first time.

how's the insulation on the house? first thing I'd do is blow foam insulation all over the attic before i started any duct work. Up there, you're trying to keep heat IN as opposed to Texas summers, keeping it out. but with 1979 construction, you energy bills will definitely be lighter. just an idea.

Definitely envious of that place! My neighborhood has been going downhill for a few years now and it's crammed to the max with big city people. So, since you've obviously won the lottery with the new place and toys, send me some money so I can leave this behind! Lol thats about it hahaha. I got land and a shop, and told her she can pick out whatever she wants for the house lol. She still runs it past me, but she has pretty good taste, so im not worried.

Well i took yesterday off to get some things done. Went to the DMV to transfer ownership on the 4 wheeler and the new trailer, and to change my address. We also went to Menards and ordered the new patio door, and all new interior doors.

I also found time to break in the new John Deere! The lawn sure needed it!

Looks like a pretty good deal you got there... and certainly a nice start.. Can't wait to find a place with a little bit of property and privacy to finally setup as my own... and especially hopefully with a half way decent size outbuilding I can turn into a shop.. (have one in mind right now if a job I recently applied for comes through (only one I've gotten a call back for out of all of the resumes I've sent out, and a career I'd love (and have always wanted) to get into)... it'll be an overtime fixer upper for sure, but will work for me nicely..

We got a lot done over the weekend. Got the upstairs ceilings all scraped and ready for knockdown, and got the floors all up and ready for wood, and were ready for tile in the bathroom. We also got the tub surround out so we can replace that with tile as well, and we removed all the carpet and all the sheetrock ceilings in the basement to prepare for the new HVAC ducting that is going in.

We also got the big "L" part of the upper and lower cabinets out, so that was a big deal. It really makes it seem much bigger in there now.

Tomorrow we get to pick out flooring so they can start in that next week. The HVAC/tinner guy is getting started on Tuesday, and the drywall guy is coming to do the ceilings in a week or so. We are also getting our appliances delivered, and our new 500 gallon propane tank will be here in a week or so, then i can get to running power and gas for the heat in both the garage and the shop.

Things like
With the shower suround off check the shower valve depth. It will probably need to be moved forward in the wall do to thicknesses of tile , morter and sheet rock. Most name brand valves, if not to old, have trim extension kits available, this may or not help. If it is not a name brand valve I recomend replacing it with one that is. Not if but when the shower valve starts to drip it will be easier to find a new cartridge to replace.

What are your plans for your water heater? Most are not field convertible from natural gas to propane. However clothes dryer and hvac unit is.

Electic panel upgrade for extra power on the shop?

If you would like professional advise from someone not making money on your project let me know and i will help with what i can.

The house currently has an electric water heater, for now. It works and is fairly new, so we arent looking to upgrade that quite yet, well just leave it for the time being.

My father in law already has the new dedicated panel for the shop, so we should be good there.

My father in law is a pipefitter/HVAC guy of 40 years, and he has been extremely helpful with this project. He is super knowledgeable and is doing a lot of the work himself to help us save some time and money.

Nice, sounds like you are in good hands. Having knowledgeable to help is huge. Electric water heaters are fine. The tank tends to last longer than gas water heaters. Less expansion and contraction.

The wife and i picked out our floors last night, and went over with the flooring guy and figured out what we are going to do on the stairs. They are going to remove the steps, and replace them with Oak, that will be stained to match the floors. Then they are going to install white stair risers.

This is the floor we went with. Its a cork backed commercial floor. Hopefully it will hold up to the dog and the little man. They are made in 7 foot lengths, so i think i will like the look better than out last floors that were only 36" boards.

We kicked some ass over the weekend. We gutted the bathroom, and got all of the holes cut in the basement to run the AC/heat ducting, and I got going on spraying the cabinets and cabinet doors. I still need to get a couple more coats on, and then get the back side of the cabinets, but they are getting close!

I also trimmed the trees so they can put the propane tank between the two, and picked up our appliances and a new dining room table my wife picked out. The drywall guy is coming tomorrow, and then the tile and floors get started in about a week!

I also talked to the neighbor yesterday, and found out a coyote (or multiple coyotes) got one of their calfs on Thursday night. I was talking to the wife and i think a new .223 is in the works...

Last night I went to put the last coat on the cabinets and cabinet doors. Our tile guy is starting the bathroom on Monday, and the guy is coming to do the floors on Wednesday!

Also, our new furnace and AC unit and all the tin for the duct work showed up yesterday :thumbsup:

In the 2nd picture you can see how gross the garage is..... Im looking forward to using the sprayer and getting some fresh white paint on the walls and ceiling as soon as the cabinets are done.

Is that the attached garage, or the shop?? If that is the shop, I'd run insulation behind those walls, and keep that style wall with the new coat of paint on it.. over sheetrock.. but that is just me... I'm more of a resiliency and industrial look type person in my shop plan, than the smooth clean look of sheetrock... especially cause I can somehow see something hitting or going through it.. then I'd be pissed about the waste of time/money for the sheet rocking... as far as my garage that'll be for the parking of every day driving vehicles and some other stuff.. I'll have sheetrock in there as most garages have... just my 2 cents.. lol

Either way looking like some awesome progress going on, and certainly some good change... And it definitely doesn't hurt to have the father in law that can help with the work and the costs... Wish I'd have that with my progress (whenever that starts..lol)... Keep it up and look forward to seeing the progress..

That is the attached garage, and it is already insulated. It will be getting a new coat of paint once the cabinets are done and everything is moved in the house.

The shop isnt sheetrocked, and doesnt have power yet, its basically a shell. I will be running power out later this year after were moved in, and then i can do the wiring, insulate, sheetrock, and get the AC and heat going. I still have to trench a line from the propane tank to the shop, and run the electrical while were at it.

My wife and father in law got a lot done on Saturday, and yesterday i stopped on my way home from up north and ended up working all day, that was tough after a weekend of mountain biking lol.

We got the floor ripped out of the entryway, and got a new bathroom fan in. We also finished the sheetrock in the bathroom, painted, and my wife made the executive decision that we are getting new counter tops while i was gone, so those are out now too.. My father in law boxed in the area where the dishwasher is going, and we picked up our new tile and vanity for the bathroom.

The tile is going in the bathroom (floor and tub surround) on Tuesday, then they start on the wood floors on Wednesday, and the guy is coming thursday to start on the knockdown ceiling and repairing the drywall.

The bathroom tile will be done today, and they are starting on the wood floors at 1pm. The tinner has been there working on the A/C ducting, so that should be done soon, and the propane tank is getting delivered on Thursday. The drywall guy will also be there doing some patches and getting the knockdown started tomorrow.

Were hoping to get all the appliances in this weekend, and get the wall mounts for the TVs in, and fish wires through the wall, and i need to mow the lawn again, and maybe get the 4 wheeler and a few other things over there. Then countertops will be in in a week or so. The end is in sight, and its going to start coming together fast!

Well we stopped by the house last night. The floors are almost done, they just have the bedrooms to do, and they should be done today. The tinner was also there last night, and he has most of the ducting done, and said we should have cold air on Sunday or Monday. The bathroom is also grouted and finished.

We are supposed to get our propane delivered today, and then the drywall/taper is coming this afternoon to get started on patching the walls and doing knockdown on the ceiling.

Were hoping this weekend we can get the appliances in, and get the wires fished for the TVs (cable is coming on Wednesday), and i can get some paint on the new interior doors and get those installed. I also need to hang the cabinet doors and mow the lawn. Then countertops should be in in the next week!

Its really starting to come together!

Youre telling ME! I cant wait to get electrical and start working on finishing the shop, but right now the priority is getting finished inside so we can move in lol.

We didnt really get to the house over the weekend. They drywall guy was working on patching and doing the knockdown, and hes hoping to be done tonight, and Megans dad was busy with the new furnace and AC, and we should have cold air in the next few days.

We did go pick up a new stainless fridge to match the rest of our new stainless appliances, and picked out our big chunk of granite for the countertops.

My 25 year old Craftsman compressor took a dive too, so we went to home depot and i picked up a new husky 30 gallon twin cylinder, belt drive, oil-lubricated compressor, and some new hoses. Its pretty quiet, i like it alot so far! It was basically the biggest "portable" one i could find. Then i figure i can roll it from the shop to the garage without using the skidloader lol

Where's the fun in not using the skid loader for random tasks like that??!! LOL I'd still use the skid loader.. cause why the heck not?!! Get cold air just in time for the winter months.. well then again, probably need the cold air longer there than we do up here..

It usually warms up enough here where well need it for a few weeks. But at least well have a brand new furnace for when winter hits, and then the AC will be ready to go next year when we need it. And Im hoping we will have the heater in the attached garage soon, just so i have a warm place to work on stuff this winter since i wont be working on the shop til spring.

I spent all afternoon there yesterday fishing wires through the walls and hanging TVs, and getting coax ran to a junction in the laundry room. The satellite installer will be there this afternoon, and i wanted to make sure i did everything myself, so that i didnt have to worry about them screwing anything up lol.

Oh and our new AC unit is ready to go, and the furnace will be ready as soon as the dampers for the zoning come in.

Got a lot done over the weekend. We finally have working AC! Its a little late in the season, but it works, and we got propane lines ran to the furnace and the stove and the dryer, so those should all be up and going soon. We also got the appliances in, and got most of the cabinet doors on (except for one that i need to re-do). And we got the center island in the kitchen to get prepared for the granite that is coming next week.

Im getting 22 tons of class V for the driveway delivered later this week, and hopefully i can get that all leveled with the skidloader before we go out of town friday. It rained, and the driveway was basically mud, so it definitely needs it.

The drywall guy will be there Thursday and over the weekend to finish the ceiling and patching some spots, and the floor guy is going to finish the stairs this week also. It should look like a whole new house when we get back from the weekend :thumbsup:

The little man also got to chase the guinea hens around for a while. He sure loves those things.

Well we were on vacation all weekend, but Thursday i stopped by to mow the lawn, and my conbit showed up while I was there. 18 tons total. So when i was done with the lawn i jumped in the skidloader and got started. Its almost done, but i need to dig out a spot on the north side of the shop, and fill that with the rest of the conbit so that i have a nice spot to park the camper.

My father in law was there all weekend. He got the microwave in, and ran all the gas lines for the range, the drier, and the heater for the attached garage. He also got a bunch of other behind the scenes stuff done.

The ceilings should be done Thursday, and Wed and Thurs they will be ripping out the stairs and installing the new ones, and then Thursday the new granite countertops are being installed. Were hoping we may actually get to sleep there this weekend!!

They got the countertops done yesterday, and were super happy with how they turned out. Definetely the focal point of the house. The ceilings are coming along, although they are behind schedule, they should be done Saturday. And they were out yesterday to start on the stairs, and those should be done today.

This weekend i get to lay the conbit down and make a parking pad for the camper, paint and hopefully install the interior doors, maybe paint the inside of the garage, and move some stuff over there so we are ready to go as soon as the ceilings are done and we can clean up a bit. Ill probably mow the lawn again too.

This weekend the guy was over working on the ceilings, and they "should be done tomorrow" I feel like ive heard that for weeks, but hopefully it happens soon. The bedrooms and bathroom are done, but he still has the entry way and living room yet to do. The guy is also coming today to finish the stairs.

I went over and dug out and made a parking pad for the camper on Saturday, I also got the interior doors all painted, so hopefully i can get those up this week.

My father in law is retiring, and his last day of work is on Thursday, so im sure he will be bored and go over there to tie up loose ends, and he said he will start working on getting power to the shop so I can at least get some outlets and lights in there, and a garage door opener.

I still cant get over how good the mechanical room looks. He sure is good at running lines and such. Its almost like art (or maybe im just a nerd) hahaha. Some of the wiring needs to be cleaned up yet, but it looks way better than when we started.

Well the knockdown on the ceiling and walls are done!! And they are coming to install the nose on the stairs today, then those will be done too. Then we can paint, and finally get moved in this weekend! WOOPWOOP!! Then hopefully I can hang the interior doors and start replacing the yellowed switches and outlets, and i can hang all our new fixtures.

The end is in sight!!! At least for the inside of the house. We still need to get to the shop electrical and heat/AC, and the landscaping, but that will happen soon enough.

Yeah that is for sure a nice looking mechanical room... Still think your priorities are all wrong.. supposed to take care of the shop and get it all setup before anything else... not the last thing... sheesh.. lol.. JK.. The house progress is looking nice for sure..

Yeah that is for sure a nice looking mechanical room... Still think your priorities are all wrong.. supposed to take care of the shop and get it all setup before anything else... not the last thing... sheesh.. lol.. JK.. The house progress is looking nice for sure..

I know i know lol. But the house needs to be livable first, then heat in the attached garage for the winter months. Im sure alot will get done since my father in law retired, now he has all sorts of stuff to keep him busy while im at work lol. Im sure it will be done sooner than later, Im hoping to at least have electricity down there before winter :thumbsup:

We did get a lot done over the weekend. Got some furniture moved in, got all the interior doors installed, got the ceiling fan up in the bedroom, finished the plumbing, and assembled a bunch of chairs and an entertainment center. We also took the window AC unit out and put the window back in since we now have central air.

We also got the 4 wheeler and a bunch of stuff over, and my brother in law finished leveling the driveway, so thats finally done until spring when i may get another load delivered.

We ran into a snag with the new hardware and the old valve for the upstairs shower, so we need to figure that out in the next few days.

Tonight im going to load up the little mans bed and a bunch of boxes and haul that over there, so we can start getting all my car trailers and boat and camper and Jeep and all that out of my in-laws yard, and were hoping we can actually sleep there tonight :thumbsup:

Well were finally moved in for the most part. We still have a few boxes left at the in laws, and the garage fridge and a few other misc things. Weve been busy replacing light fixtures and hanging stuff on the walls to make it more like home, along with towel racks and all that good stuff.

Weve still got some finishing touches to do to the house, like the trim, but its really coming along.

I also picked up a new toy for blowing all the leaves around, since they are overtaking our front porch and driveway. Ill probably get to that this weekend when its dry enough. I think were going to have a fire this weekend too. We have piles and piles of cardboard, and old cabinets, and misc construction wood and branches and stuff to go for a while.

Well i got home last night to (4) new LED shop lights in the garage, and a 100' extension cord. My wife is pretty awesome :thumbsup:

So now i have at least temporary lighting in the shop, and man those things are bright! I got them all wired up to a surge protector, so thats my "on/off" switch for the time being, and i have an extension cord running to the shop from the house. Its not ideal, but at least I can go out there and work on stuff now! And it says they light instantly down to 0*F, so hopefully they will work alright this winter. If its that cold i wont be out there working on stuff anyways lol.

Heck yeah! I just installed my 3rd LED Shop Light in my garage and man do I love the amount of light those things put out. Makes working out there a lot more fun, not having to drag a smaller shop light from place to place to actually be able to see things clearly.

I believe they are 2 tube? But they are LED, so I guess they dont really have tubes... They are super bright though. I thought 6 would be good, but 4 seems to be plenty :thumbsup:

I finally got the hardware for the upstairs shower, so thats up and going now, and i put all the outlet and light switch covers on. I still need to replace all of the outlets and switches, since they are old and yellow/brown. But that may be a winter project.

Going back to my original statement... priorities are all wrong... LOL... I kid I kid.. that does make sense to take care of the insulation first.. and at least you do have somewhere to do work if need be that will be heated.. And a great house that is done up just the way you want, to enjoy when there isn't any vehicle jobs that need to be done..

We got a ton done this weekend. Were almost ready to have everyone over for the little mans birthday party on Saturday.

I got a bunch or brush cleared up and stacked, and we finally got the railing done, and a bunch of painting, and i hung the rest of the light fixtures. I also swapped out a bunch of bulbs for LEDs. Ive got a bunch to go, but man i like how they look!

We also finally fixed the spot above the microwave where the fan vent goes. Her dad routed a piece of wood and we painted it white, and magneted it on so we can still have access.

I havent done much here lately. Other than tying up some odds and ends. I did manage to upgrade the attached garage to all LED lights the other day. I snagged the same lights I have in the shop on a black Friday deal.

We also finally squared the back wall on the shop since it was bowed out from all the crap the previous owners had piled in it.

Yup, those are LED floodlights that i picked up at Menards when i bought the rest of them :thumbsup:

We also had the spiral (compact fluorescent) or whatever they were called. I couldnt stand how long it would take them to "warm up." So i went to home depot, and got a few packs of (4) LED Phillips bulbs for like $9.99, and they were worth every penny!

Well I tagged out with the muzzleloader on Saturday evening. My first ever deer..... My wife talked me into getting a shoulder mount, since i may not ever get one that large again, and im ok with that!

I took it Saturday evening at about 4:35, on some land my brother in law has about 20 minutes from my house. It was an amazing experience after all these years and all the time put in. Now i just have to figure out where the shoulder mount is going to go... I voted for above the stairs, and my wife voted for the garage..... We may have to compromise and ill have to put it in my room with all my hunting stuff. It would be a shame not to have it on display where everyone can see it though. At least I have 6 months or so to decide while the mount is being done.

Thanks!! The taxidermist guessed 4 or 5, but were not 100% sure.

I picked it up on Saturday afternoon. I cant believe how much meat we got off that guy! I had them grind the scraps, and theres plenty of them, so we can drop it off to make summer sausage and brats and whatever else we want after we mix in the pork.

We also had to decide where to keep all the meat. My wife wanted a chest freezer for the basement, but i opted for a heater in the garage instead, then we can use the fridge/freezer that are currently in the garage.

So this will be going in this week. Its not ideal, but its supposed to be extremely efficient, and will keep the garage nice and toasty all winter, and it will give me a place to work on stuff, and defrost the 4 wheeler after plowing :thumbsup:

We installed the heater last weekend. Its on the far lowest setting, and its a comfy 52*F in there. A little warmer than id like it to be, but it will have to do.

I also installed one of the ceiling fans that we took out of the house, and wired it to an outlet just to keep the air moving around.

Nothing like a little warmth in the shop. I used to live where it got cold and hot. I had a heat pump in mine I got for free. A guy has to have a nice work environment :D

Were also getting ready to cut a giant hole in the back wall in the spring, so that we can get the sliding door installed, and then start building the deck! Im pretty excited about that. That was one of the stipulations on buying this house was that we were going to put a sliding door and a deck in as soon as possible.

I got to work on the yard a bit this weekend. Im sick of all the dirt, so I started to get it ready for seed. I hooked up the harrow drag and started to churn it up a bit. Its got a ways to go, but it looks better already!

I also pulled out some small trees to clean it up a little. Next up will be a controlled burn on the tall grassy area. Were planning on making a small 12x12 or so garden, and growing grass on the rest. The previous owners used that as a garden, but i dont need a 100'x50' garden lol.

Got some big stuff planned this weekend. Were going to demo the driveway and front sidewalk so that we can pour a new patio, take down a coule of giant trees, and were going to run power/gas/water to the shop. Should be in interesting weekend!

We may also extend the driveway a bit, so there are more places to park/drive, and less lawn to mow lol

Got the lines ran to the shop, got one of the 2 big trees down, and demo'd the front patio to get it ready for some crushed concrete. Next on the list is getting the power and water actually hooked up in the shop, and then taking down the other huge tree in the front yard. Then we can go on to the new patio for the fire pit, and another 18ton load delivery of crushed concrete.

Hell, I just want a garage to store my tools and be able to actually access and use them... even more so if it's big enough for me to get a vehicle inside and work on... At this point, I don't care if it's heated/cooled or not... LOL But would like for it to be climate controlled if I had the choice!!

I have installed gas before
not a bad job if you have the equipment..looks like ya do
and that skid steer that will make a big job go quick

You should look into doing one of the 55 gallon wood stove/heater kits... from what I've seen online they get amazing reviews, and don't really take up all that much room.. That's what I'm thinking about doing for my garage... if/when I ever manage to actually get one...

The orange is a water line. I just want to have a spigot out there for filling the camper, washing cars and the mower etc. It will be blown out in the winter, as it’s only about 3 feet down, and not below the frost line.

I HAVE POWER!!!!! We finally got the power all hooked up in the shop, and ive been working on running all of my outlets, outside lighting, light switches etc.... I think i may have gone a little overkill on the 18 outlets, but better to have them and not need them... lol

I still need to hook them in and install the outlets, and put outlets in the ceiling and wire them. But its getting there, and one more solid weekend/day and it should be ready for insulation :thumbsup:

Well I got all the outlets hooked in, every 6 feet, and a bunch of double gang boxes right at my workbench area. I also have a few spares in the ceiling for a fan once i get permanent heat in there. I also picked up 15 - 40' rolls of insulation the other day, so hopefully the shop will be insulated and ready for heat in the upcoming weeks :thumbsup: I also added some dusk to dawn lights outside so i can keep a better eye out for critters of the night...

Ive also been working on the basement bathroom quite a bit. Had to frame around all the new HVAC ducting, and then fix the walls that were nowhere near straight, and then get a fan (which it didnt have before) and new lights above the shower all wired up and new romex ran. I got all the sheetrock hung yesterday, and now i get to learn how to mud and tape lol. We also picked up the new flooring, vanity, toilet, and paint the other day, so hopefully it will start coming together soon.

Well I managed to finish the insulation in the shop last weekend, and I invested in a used "portable" AC unit, to hopefully make it a little more comfortable when working in the shop on those nasty days. I just need to get the ducting, and run it to the window for now. I just need to get a ceiling fan in there, and it should be pretty well set for the summer! Oh and clean it, this weekend ill be cleaning it top to bottom. It needs it after all of the projects and everything that accumulated over the winter.

I also got the basement bathroom almost done. Just need to get the toilet in, and order a door. First time doing knockdown myself, and I think it turned out pretty well. Just a few finishing touched and we will finally have another usable bathroom :thumbsup:

When I lived in Eastern Washington, I built a shop and put a motel type that I repaired in the wall heat pump in it. Cold in the winter and hot in the summer. But I was nice and comfy in my shop
